Chamonix Estates strongly believe that Residential Managing Agent regulation is long overdue and that an independent regulatory body is urgently required to regulate the residential estate and apartment sector for the protection of property owners and leaseholders.

 

Support the campaign for Residential Managing Agent regulation by making sure your voice is heard by your local MP and Government bodies with an interest in the residential leasehold sector.

Today, anybody regardless of their experience or qualifications and without any background checks, can set themselves up as a Managing Agent and within weeks be responsible for handling large sums of monies.

In many parts of the World, Managing Agents have to be licensed to operate their businesses, surprisingly here in the UK no such regulation exists which with our complex and constantly evolving direct and indirect legislation that affects our services, defies belief.

Whilst trade bodies such ARMA* and the ARHM* do exist for Managing Agents in the UK, such bodies are not in a position to effectively independently regulate their sectors due to the inherent conflict of interest that can arise in self regulation where the 'regulators' also control and/or work for the businesses that they are supposed to regulate. This is a particular area of concern in our operating sectors where a small group of Freeholders dominate the residential and the retirement leasehold markets through their ownership of managing agents and Freeholds.

Chamonix Estates believe that an independent regulator is the only route to effectively protecting Leaseholders from rogue and poorly performing Managing Agents, with the industry supported by trade bodies which are independent of Freeholder influence.

In the meantime, we continue to adhere to meeting the requirements of the current legislation and follow industry best practice for the benefit of apartments owners and home owners who foot the service charge bills.
